<p style="text-align: justify;">World-leading scientists are employed at PsiOxus, headed up by a highly experienced management team. The company is currently developing new viral based therapies and vaccines, aimed primarily to be used in treating Cancer.</p>
<p style="text-align: justify;">Designed and a equipped to a category two laboratory, the new space is suitable for the handling of live viruses which will be essential to PsiOxus&#8217; work as the company&#8217;s second product, ColoAd1, enters clinical trials later in 2012.</p>

<p style="text-align: justify;">Micro-P is one Britain&#8217;s most well-known distributors of IT and technology products. The business has been located at Chineham Park for over two decades and, facing substantial growth, management were reluctant to leave the park.<span id="more-410"></span></p>
<p style="text-align: justify;">Micro-P&#8217;s MD, Paul Bryan, commented: “The obvious communication benefits which make this location perfect for our business are enhanced by the additional amenities for our staff on site.&#8221;</p>
<p style="text-align: justify;">In order to accommodate Micro-P&#8217;s changing needs the management at Chineham Park moved the company to larger premises that could provide additional <a title="Office Space" href="http://www.quickoffices.com/">office space</a> following a 31% increase in staff numbers.</p>
<p style="text-align: justify;">However, after continued growth throughout the year, Micro-P quickly outgrew their new premises and, by the start of 2012, were looking for further space to house an expanded Mobile and Telco division.</p>
<p style="text-align: justify;">Chineham Park management were again able to assist Micro-P, finding them an additional 6,000 sq ft on the park. The new space will be used to house a mobility showroom demonstrating leading mobile and accessories manufacturer products from big brands including Nokia, Samsung, Blackberry and Tech21.</p>

<p style="text-align: justify;">The late 19th century &#8216;Little Mesters&#8217; Sellers Wheel building has undergone a major transformation by developers City Estates to change it from its former guise as a cutlery factory into a character-filled space suitable for a mix of office and retail/restaurant use. The property has been sensitively developed to create open plan offices centred around a landscaped courtyard. The space boasts some stunning character features and one of the lower areas, designed for retail/restaurant has retained its barrel vaulted ceilings.</p>

			<content:encoded><![CDATA[<p style="text-align: justify;">Following a series of recent business relocations, the popularity of the <a title="Dearne Valley Office to Rent" href="http://www.quickoffices.com/offices-to-rent/uk/dearne-valley">Dearne Valley</a> area appears to rising.</p>
<p style="text-align: justify;">According to the <a title="Sheffield Office to Rent" href="http://www.quickoffices.com/offices-to-rent/uk/sheffield">Sheffield</a> branch of commercial agent Knight Frank, businesses are moving to the area, in part, because of a lack of <a title="Office Space" href="http://www.quickoffices.com/">office space</a> along the M1 corridor. Knight Frank Partner, Rebecca Schofield, commented that they had seen an in increase in take up  within the Dearne Valley this year. She said: “Historically there has been a large amount of stock in the Dearne Valley. But as stock has depleted from the prime M1 corridor locations, there has been a reasonable level of take up in recent months.”<span id="more-392"></span></p>
<p style="text-align: justify;">Recently electronics firm S2S has relocated to the Dearne Valley where it is now basing its headquarters. The company, which specialises in electronics manufacturing and asset recovery and recycling, has taken 44,811 sq ft of space at Brookfields Park (image below), consolidating branches in Sheffield and Huddersfield.</p>
<p style="text-align: justify;">Two of the main driving factors behind the move appear to be location and facilities. Managing Director, Alan Dukinfield, commented: “Dearne Valley offers us easy access to both the M1 and A1 from a national perspective. But the location also helps us develop a local presence, too – where we were located before was in the town centre and there wasn’t a lot of fellow industry around. We are now close to a network of similar businesses thanks to our industrial estate base. The layout of the building was exactly what we were after as well, with strong security features and an area already set up for storage.</p>
<p style="text-align: justify;">Cost is also a major draw for company moves to the area with prices remaining lower than in surrounding cities. Alan added “The rent and rates at Brookfields Park are also a lot more cost-effective for the company.”</p>
<p style="text-align: justify;">With ample stock available prices are also more flexible. Rebecca said: “It remains a tenants’ market and competitive terms are being offered to secure new businesses as a result.”</p>
<p style="text-align: justify;">Other substantial aquisitions in the area include companies ABS and Gala Tent who have taken 80,000 sq ft and 52,000 sq ft of space respectively in the Dearne Valley region.</p>

<p style="text-align: justify;">A number of enhancements are currently underway around the park including to branding and signage. The courtesy buses will be getting new logos, colours and slogans and the entrance signs to the park will also be improved.<span id="more-379"></span></p>
<p style="text-align: justify;">Commercial Director at Milton Park, Andrew Barlow, commented: “Our new logo and slogan have been created to more accurately reflect the values of the Milton Park. 			<content:encoded><![CDATA[<p style="text-align: justify;">New research from <a title="Commercial Office Space" href="http://www.quickoffices.com/">commercial office</a> agent Knight Frank has shown that <a title="Sheffield Office to Rent" href="http://www.quickoffices.com/offices-to-rent/uk/sheffield">Sheffield</a> had one of the strongest office market performances of 2011.</p>
<p style="text-align: justify;">Sheffield was one of only four cities in the UK, outside of <a title="London Offices to Rent" href="http://www.quickoffices.com/offices-to-rent/uk/london">London</a> and the South East, to enjoy a yearly take up for 2011 ahead of the ten-year average.<span id="more-373"></span></p>
<p style="text-align: justify;">Sheffield&#8217;s office take-up figures were given a substantial boost after a surge of activity during the final quarter of the year with 90,357 sq ft signed during Q4. Most of the space leased during the final quarter was in the City Centre. The year&#8217;s biggest deal was completed during this time when The Balance accounted for more than half of the quarter&#8217;s take-up.</p>
<p style="text-align: justify;">The overall total take-up for 2011 was 351,672 sq ft, that&#8217;s a 37% rise on figures from 2010 and 8% above the ten-year annual average. Knight Frank’s Regional Office Market Presentation (ROMP) also revealed that Sheffield, Cardiff, Birmingham and Aberdeen were the only cities outside of the Capital and South East region to see overall take-up for 2011 beat the ten-year average.</p>
<p style="text-align: justify;">As a result of the large deals completed during the final stages of 2011, Grade A space in Sheffield city centre has fallen to around 400,000 sq ft, a figure that is 18% below its peak level in the first quarter of 2010.</p>
<p style="text-align: justify;">Tim Bottrill, partner at Knight Frank, commented that he was pleased to see that Sheffield had beaten the ten-year average, something that he said showed how attractive the City is becoming for businesses.  He added: “Looking ahead, Milton House on Charter Row will shortly undergo refurbishment and we expect it, in a similar way to The Balance and Fountain Precinct, to prove popular with existing small to medium-sized occupiers in search of good quality space at affordable rents.</p>
<p style="text-align: justify;">“We expect take-up in 2012 to be broadly in line with last year, with market churn accounting for the majority of activity. The final phases of prime developments such as St Paul’s Place and Digital Campus are on the cards, although unlikely to move forward in 2012. Beyond this year, we are quietly confident we will see one or two major requirements come to fruition.”</p>

<p style="text-align: justify;">Although there were a number of large transactions in the second half of 2011, commercial agent Knight Frank identified a period of subdued activity in the South Yorkshire region. However the area looks to be back on track with a good amount of interest being received from high-profile retailers.</p>
<p style="text-align: justify;">Knight Frank are now forecasting a wave of activity for South Yorkshire over the coming months with a continued rise in interest expected throughout the year.  Retailer Next currently has an offer on the Hurricane Building in Doncaster and two further transactions of around 70,000 sq ft are also likely to go ahead within the region in the near future.</p>
<p style="text-align: justify;">Partner at the Sheffield office of Knight Frank, Rebecca Schofield, commented that due to the lack of new development companies are searching for good quality, used space which is already fitted out. She said: “Prospective occupiers are favouring modern second-hand space due to the quality of existing fit-out. Consequently, landlords of new stock are having to compete by offering generous fit-out packages. Third-party logistics providers (3PLs) are also back in the market but typically can only commit to five years.</p>
<p style="text-align: justify;">“In terms of outlook for the region, the larger end of the market is expected to continue to generate very competitive terms, as supply of this type of stock remains elevated. However, incentives are expected to harden for good quality small to medium-sized units in the prime locations along the M1, as supply of this sort of product is tighter.</p>
<p style="text-align: justify;">It is possible that new development will be seen in South Yorkshire this year after a number of recent land acquisitions at Barnsley and Doncaster. However this is likely to be small unit schemes.</p>
